Young property buyers active in the Centurion market

Young buyers are streaming into the Celtisdal, Heuweloord and Rooihuiskraal North areas of Centurion, reducing the average listing time of well-priced homes to under two months.

“The market here is extraordinarily active in the R550 000 to R1,4m price range,” says Paul Greyling, owner of the local Chas Everitt International franchise. “Buyers are mostly young couples and young families and the most popular choices are sectional title townhouses and duet homes.”

As for the availability of home loans to finance these purchases, he says careful pre-qualification of buyers and a slight easing of credit restrictions on the part of banks are assisting his office to now get three out of four loan applications approved.

“Also very encouraging is the fact that the number of distressed properties in our areas has dropped dramatically in the past three months. Combined with the increase in demand, this is helping to put a floor back under local home prices that bodes well for future value increases.”

Developers and builders apparently also think so, notes Greyling, because they are very active again now in these parts of Centurion, where land prices are relatively low. Stands are still available in the exclusive Gardener Ross Golf Estate, for example, for around R550 000 and upwards.

“Meanwhile, we are finding that although buyers are still very much in the driving seat, well-priced properties are selling in an average, currently, of 44 days. Most in demand  are properties around the R890 000 mark. The new homes in the Heuwelsig Estate, priced at around R998 000, costs included, are also getting a lot of attention.”

He says the main draw cards for buyers in Celtisdal, Heuweloord and Rooihuiskraal are proximity to main access routes such as the N1 and N14, as well as good pre-primary and primary schools and convenient shopping venues such as Reds Mall.
